By renting Palms at Wailea 1802, you acknowledge that you were given a link to this policies page, and that you agree to all policies listed herein.
The “Property” is defined as unit #1802 within the Palms at Wailea condominium complex, located at 3200 Wailea Alanui Drive, Wailea, HI 96753. Unit #1802 is a second floor unit. There is no elevator. Stairs provide only access.
The “Renter” is defined as the person making the reservation, and paying the total rental amount, including all taxes and fees. They are responsible for controlling who is allowed on Property during the entire time of their rental of the Property.
“Permitted Guests” is defined as family and visitors of Renter, all of whom shall comply with all house rules and all conditions and restrictions imposed upon Renter under this Agreement.
Reservation amount is based on number of nights and the current nightly rate. Discounts may be given for stays of 2 weeks or longer. Reservation amount includes Maui General Excise Tax (GET) and Transient Accommodations Tax (TAT). Combined, GET and TAT currently total 17.42%. Reservation amount also includes a housekeeping/cleaning fee, currently $245.
If you rent directly through this site, a $500 damage deposit will be charged as part of your rental agreement. Renter will be responsible for any damage to the Property caused by you, or by anyone associated with your party during your stay. The damage deposit fee will be refunded to Renter within 14 days of departure pending inspection and no damage found. If any damage is found, the deposit will be refunded less any costs for repairs.
Payment is to be made in US funds. If the start date of your reservation request is more than 60 days out, you will be charged a 30% down payment to lock in your reservation dates. Remaining booking amount is due 60 days from start date of reservation. If the start date of your reservation request is within 60 days, you will be charged the full amount up front. Reservation dates are not blocked off until payment is received. All payments are handled through PayPal®.
Credit Card Processing
When invoices are paid, PayPal adds a credit card processing fee, which is currently not passed along to you. This fee is approximately 3.5% of the total invoice amount for USD. All international transactions have an additional 1.5% added, bringing the rate up to approximately 5.0%.
In the event of ANY cancellation, the credit card processing fee will be subtracted from any amount refunded to Renter. Cancellations at least 60 days before check-in will get back 100% of the amount paid, less any credit card processing fees. Cancellation between 30 and 60 days before check-in, will get back 50% of the amount paid, less any credit card processing fees. Otherwise, there will be NO refund.
Renter and Permitted Guests hereby waive and release any and all claims against the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Renter or Permitted Guests on or near or adjacent to the Property, including any common facilities, activities or amenities. Renter and Permitted Guests agree to use any such facilities or amenities entirely at the their own initiative, risk and responsibility.

Children & Beds
Children of all ages are welcome. Cribs are not provided, or available. Property doesn't offer extra beds other than those listed.
Free parking for one vehicle is available outside of the condo in the parking spot labeled 1802. Additional parking is available in any spot that has no number label. You are not allowed to park in a numbered spot, other than 1802. Unauthorized parking may result in vehicle being towed, at vehicle owner's expense.
Renter and Permitted Guests are required to follow all rules posted in the pool area, as these are the most up to date rules. Rules summary can be seen at: Rules All rules posted at the pool area take precedence over the on-line rules.
Primary renter must be at least 25 years old.
Renter agrees that no more than 6 persons shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with all house rules and all conditions and restrictions imposed upon Renter under this Agreement.
Assignment or Sublease
Renter is not allowed to assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Renter and included within the number of and as permitted occupants under this Agreement.
Guests need to be quiet between the hours of 10:00 PM and 8:00 AM.
Parties/events are NOT allowed.
Pets are NOT allowed.
Smoking is NOT allowed anywhere within the condo or lanai area.
